If you clean holiday lets, you already know how the week goes. A guest checks out, the next one checks in at 3pm, and somewhere in between you get a WhatsApp from the host asking if you can squeeze in a turnover. Then a second message asking for extra loo roll. Then a third asking whether you remembered the welcome pack.
Big short-let operators usually have a property manager and a channel manager such as Hostaway to handle all of this. Most of the hosts you clean for don’t. They’re individuals with one, two or five Airbnbs, managing bookings from their phone between their day job and everything else.

How a host books a changeover
Your host logs into their customer portal, on the web or the mobile app, and taps Book Changeover. From there it takes a handful of steps:
- Pick the service. They only see the services you’ve switched on for them (more on that below).
- Pick the property. Every property you’ve saved against their account appears by name, for example “Seaview Cottage” or “Flat 2, Harbour Street”. So a host with several lets never has to type an address again. They can also add a different address for a one-off.
- Choose the date and arrival time to fit between check-out and check-in.
- Add the extras. Tea, coffee, toiletries, linen sets, whatever you sell (see the stock section).
- Leave instructions and access codes. There’s a dedicated box for lockbox codes, parking notes or “the hot tub needs a top-up”.
- Check the price and submit. The portal shows a live estimated total as they build the booking, and the button shows the amount, so there are no surprises on the invoice.
The booking lands straight in your schedule, ready for you to assign a cleaner. You never retype a WhatsApp message into your diary or scroll back through texts to find a key code.
You decide which services each host sees
Not every customer should see your full price list. A host shouldn’t be offered an end-of-tenancy deep clean or office cleaning when all they need is a turnover.
Every customer record in ProCleanerUK has Portal Job Type Visibility. You tick the services that customer can book, and nothing else appears in their portal. Search your services, tick them one by one or select them all, and you can see at a glance how many are switched on.
That means you can:
- Give a one-bed flat host a “Standard Changeover” and nothing else
- Give a larger host “Changeover”, “Deep Clean Between Stays” and “Hot Tub Clean”
- Keep your commercial and domestic services hidden from short-let customers entirely

Tea, coffee, toiletries and linen hire, straight from your stock
This is where most changeover cleaners lose money without noticing. The host asks for “a few extra coffee pods”, you grab them from the van, and they never make it onto the invoice.
When a host books a changeover in the portal, they get an Inventory Selection step. They can search the items you stock and price in ProCleanerUK, such as tea, coffee, sugar, milk pods, toilet roll, hand soap, bin bags and welcome packs. Each item shows your sale price, and they set the quantity with simple plus and minus buttons. Everything they add goes onto that job as a chargeable item, so it flows onto the invoice automatically.
Linen hire, tracked property by property
Linen is the big one. If you supply bed and bath sets to your hosts, you need to know how many sets are sitting at each property, how many are in the wash, and who owes you what.

- Live tracker and ETA. On the day, the host sees which cleaner is assigned and roughly when they’ll arrive.
- Before and after photos and checklists. Proof the beds were made, the bins emptied and the welcome pack left out.
- Proof of work reports. A downloadable PDF with clock-in and clock-out times, handy when a guest complains.
- Add to My Calendar. Hosts can sync their booked cleans into their own calendar.
- Reschedule or cancel requests. If a guest extends their stay, the host sends a request rather than a frantic text.
- Invoices and online payment. Hosts can view their invoices and pay by card in the portal.
- Team chat. Any questions stay in one place, tied to their account.

Hostaway hosts and everyone else
ProCleanerUK does integrate with Hostaway. If a host or property manager runs their lets through it, you can link each property in ProCleanerUK to its Hostaway Property ID and Listing ID.
The reality, though, is that most of the hosts you clean for don’t use a channel manager. They list directly on Airbnb or Booking.com, run everything from their phone and don’t have a property manager behind them. Channel managers cost money every month, and for a host with one or two lets it often isn’t worth it.
